How the process works

The initial conversation

We discuss your budget, preferred neighbourhoods, size, number of rooms, willingness to renovate and expected purchase timeline. We also consider the costs that tend not to appear in the listing price: document checks, registration, repairs and furnishing.

Once the priorities are clear, it becomes easier to see which properties deserve a viewing and which can be dismissed before meeting yet another “perfect apartment.”

Search and viewings

I search for suitable options, contact owners and agents, clarify the price and conditions, and arrange viewings. At the viewing, we look beyond the apartment or house itself. The condition of the building, entrance, lift, street, parking, transport links, nearby construction and actual noise levels all matter – including the details thoughtfully left outside the camera frame.

Afterwards, we compare the options and decide which properties are worth investigating further.

Property and document checks

Depending on the property, we look at:

  • the registered owner;
  • how the property is recorded in the public register;
  • restrictions, liens or other encumbrances;
  • whether the registered area and description match the property;
  • whether there are additional owners;
  • the visible condition of the heating, electrical system, windows and utilities;
  • signs of damp, leaks or other defects;
  • for houses, the registration of the land and buildings, plot boundaries and utility connections.

Where a more detailed inspection of the structure, roof or engineering systems is needed, I arrange a visit by a technical specialist.

Formal legal due diligence and document preparation under Georgian law are carried out by a licensed Georgian attorney. The attorney’s fees are charged separately.

Contract, registration and handover

Before signing, we clarify the price, payment schedule, registration timeline and exactly what remains in the property, including furniture, appliances and other items.

I coordinate the practical stages of the purchase and handover. At handover, we record the condition of the property, meter readings, keys and access cards, and check whether any unpaid utility bills remain.

Fees for a Georgian attorney, technical specialist or translator, as well as registration, banking and other third-party costs, are charged separately.

After our initial conversation, I will explain which format suits your situation, what it includes and what my fee will be.

Buying property for rental income

When considering an investment property, appearance and asking price are only part of the picture.

We also look at:

  • rental demand in the neighbourhood;
  • how easily the property may later be rented or resold;
  • the condition of the building;
  • the layout;
  • likely renovation and furnishing costs;
  • ongoing maintenance expenses;
  • possible taxes and mandatory payments.

No one can guarantee a future return. What we can do is assess the available information realistically rather than building the entire calculation around the optimism of the listing.
